The Lagos State Government has officially launched a monthly rent payment initiative aimed at alleviating the financial strain on tenants and promoting housing affordability in the state. The scheme, which is part of the broader EKO Revenue Plus program, introduces a digital platform enabling tenants to pay their rent on a monthly basis instead of the traditional annual lump sum.
Governor Babajide Sanwo-Olu, during the unveiling ceremony, emphasized that the initiative aligns with global best practices and addresses the challenges faced by residents in managing large upfront rental payments. "This policy is designed to ease the financial burden on our citizens and make housing more accessible," he stated.
The digital platform, co-owned by the Lagos State Government and various technical partners, will charge a 5% transaction fee on each rental payment. With an estimated 100,000 users, the platform is projected to generate up to ₦2.5 billion annually, which will be reinvested into housing development and infrastructure projects across the state.
To support the implementation of the scheme, the government has allocated ₦5 billion to facilitate the transition to monthly rent payments. Special Adviser on Housing, Mrs. Toke Benson-Awoyinka, highlighted that the initiative includes components such as insurance, financing, and legal frameworks to ensure its success. She assured landlords that the scheme guarantees upfront payments, addressing concerns about potential defaults.
While the policy has been welcomed by many tenants, some landlords have expressed reservations. Concerns about potential increases in tenant defaults and the impact on rental income have been raised. Real estate experts suggest that the success of the scheme will depend on effective enforcement and the willingness of landlords to adapt to the new payment structure.
